hey - im also in fort lauderdale u can dm me if you need another set of eyes on that deal  - be very careful flipping in this market - check local data, dom etc so you dont get stuck on the market 

if ure 23 and single - house hack 100% get a multi unit live in one rent out the rest

cant afford multi - buy 1 SFH, multpile bedrooms - sleep in 1 rent out the rest of the rooms

so they did what you hired them to do, and after they've done their job, you want a discount because you feel like you deserve it?

hey, quick question.

Do lenders take into consideration equity when calculating dti in underwriting?

Lets say i have 300k in equity and i wanna borrow against it how would it help my case?

Looking to buy my first investment property in the Miami /surroundings area but in my local area [midtown] all we have is condos with insane HOA fees...

How would you go about it ? Im thinking of getting a mortgage, I can put a down payment of up to $100K, any recommendations on what area to look at / advice for me? thanks in advance :)

Im pretty new to wholesaling - however from listening to some top dogs in the field i got the same advice a few times which was "talk to realtors and tell them they can double-dip with you, meaning they get both ends of the commission so try getting their pocket deals"

So i would research what Mike M just told you if its crucial.. for me I just find it hard to find good deals with realtors and prefer to find sellers directly.

So far only been direct-calling FSBO closed a few deals in my first couple months.

Just make sure you start the convo by saying "ATTN IM NOT A REALTOR, I REPEAT, IM NOT A REALTOR" lol... for some reason every seller I called always asks me "are you a realtor!? cuz ill hang up if you are"...

Just so you know, a cease & desist is just a "im going to sue you" threat.. doesnt mean the guy trying to sue you is right, and in many cases hes wrong otherwise if he was so sure he would win the case he would've already sue you... got some cease & desist in other fields, most were just to intimidate me and a simple "go F yourself" solved the problem. in other cases where I was wrong, I simply stopped.
