Wow, thanks for the detailed reply. It'll be new construction so there will be a separate exhaust fan in each bathroom but I hadn't planned on putting them in timers - I like that and will do. I also planned on using led bulbs since it reduces my or my pm's labor during turns and they are pretty cheap now. I've never hand any trouble with bulbs or fixtures walking away. I have a pretty strict lease and enforce it. With multiple tenants there is usually someone with a spare key so don't have that problem of late night lockouts. My leases are for 1 year or longer. The uncertainty of month to month would lead to too much hassle and vacancy imo.

If you could build a SFR from the ground up to use as a rental for college students what features would you absolutely build into the home or leave out of it? How would you make it long-term low maintenance and low hassle? My first thoughts are: -No exposed wood or painted surfaces on the exterior -Coax cable outlets in every bedroom and living area -LVT in the common areas and wet areas -Concrete porch and patio instead of using a wood deck -Upgraded toilets with large flush valves and high quality internals -No bifold closet doors -Basic cabinets and countertops -A step up from Contractor grade for faucets -Solid wood interior steps instead of carpeted What am I forgetting? What do you disagree with and why? What have been your experiences? I've been at this for a few years but I've never built and I'm always looking to improve!
