Hello, I am a licensed agent that works with a boutique brokerage. My focus is investment properties and that is what I am passsiobate about. Someone approached me about joining a wholesaling brokerage that sells distressed properties. I have no experience with these. Has anyone ever worked for/with one? Any information, tips, or advice on this topic? Thanks for your time.

I get that they are trying to teach you to leverage debt, but to use that for just education,  without deals, puts you behind the curve. I knew the right answer, just needed soneone to say it. Thank you.

A good book for negotiations is "Never split the difference" by Chris Voss. Try your counties Tax delinquent list as well. That might me easier. Good Luck with whatever you do.

Since I’m licensed in Florida, I was told that double closing is the best practice. I’m still doing research on the legality of an assignment fee to a realtor.

Do you wholesale as well?

Hello Everyone,

I am fairly new to the REI world. I would say I have my associates degree from the youtube/podcast university. I am a licensed agent in the Tampa area and I just launched my first REI website. This site is geared towards finding motivated sellers as a wholesaler, not a buyer/listing agent. I would really appreciate any comments and or feedback.
