No dumpster!  No trash in front yard! Respectful contractors that  keep everything

low keyed.

Make sure you contractor is doing everything in code , namely plumbing, electrical,

and roofing.

Its all about safety !

No bank Real Estate agent, or appraiser is going to call the city up to "kill the deal"

It just doesn't happen!


 If i add a closet to a bedroom, and a shower to a 1/2 bathroom without pulling any permits...How will my resale be affected?

 Hello, I am in similar situation. Did you have to pull permits to reflect the change? Can changes in public record be reflected without pulling a permit since installing a closet doesn't require electrical work in my case.

I am in a somewhat similar situation. I am closing on a property that is listed on MLS as 2BR and 2.5BA

It does have an office space with a 1/2 bathroom adjacent. I will be converting them into a bedroom and full bath. Did you have to pull permits? Did you update the public record to reflect the changes & addition of new bedroom? Would like to get your advice on that.

Hello,

I have purchased a rental property that is listed on MLS as 2 BR 2.5BA.

It does have an extra office space that i will be converting into a bedroom.

I will also be adding a shower to the 1/2 bathroom.

I will be renting it out, but i am thinking ahead. How to record those changes in Country Appraisal District to reflect the bedroom and bathroom addition?

it has been 15 years since this post hehe but i am in same situation.
I will be adding a closet to an office space to convert it into a bedroom. I will also be installing a shower to an existing half bathroom. I am not sure if I need permits. My only concern is when time to sell, will the house on paper include that new full bath and new bedroom. (The property today is listed as two bedroom, the third room is an office space)

If you want to lower your risk and have a foot in the real estate game, HOUSEHACK. If you intend to live in, you can purchase a property as low as 3.5% down. Find a duplex where you can live on one side and rent the other. Or maybe a single family house where you can rent one / two rooms out. That will be a good intro to self managing 101. You cannot loose in that strategy! You get to live for free because your roommate / neighbor is paying your mortgage. 

If house hack is not possible, find your self a single family. Run your numbers on worst case scenario. DO your due diligence. If everything checks out, go for it.

I am investing out of state, so technically I am never "there". 

Find a market that you know (probably your backyard). Find an agent who works with investors. Find your property. Then interview as many property managers as possible because THEY WILL BE KEY TO YOUR SUCCESS. That PM will either make or break your business.
