Love your points on different goals at different stage of our investing career. Do you have any good guidance books or references about goal setting?

I am at the very beginning stage of real estate investment via “buy and hold “ , trying to generate cash flow and build up equity. What’s the bigger picture once I have a few cash flow properties? Thank you very much!

Hello everyone,

I recently purchased a rental property with 25% down payment funded by my own private money.

My strategy is buy and hold, rent it out.

The question is now what I do to find the down payment for the next rental property? I no longer have additional cash to fund the next property.

Really, I think the question comes down to scaling. With my buy and hold strategy in a very expensive housing market, how do I fund the down payments for the future properties? Thank you all very much in advance.

Hi All,

Would you take tenants with history of bankruptcy ? Credit score is about 630s, chapter 7 bankruptcy discharged December 2020. The couple is willing to pay a whole year’s rent ( taken from his retirement account) in full upfront. Would you accept this application? Is there any red flag here? Thank you!

@Chris Freeburg @Eli Konig @Joe W Hanley @Tracy Streich. Thank you all. Apartments.com bought cozy recently. All new landlords are now required to list properties at apartments.com. We are planning on using their online payment to collect rents. Advice?

We will try Zillow as well once MLS listing gets updated.
