Use the tool between your ears. The computer algorithms provided by Zillow, Rentometer, and others are good for reviewing a general market, but you shouldn't rely on them to evaluate a specific house. Computers can calculate square footage, number of beds/baths, and other objective criteria, but they can't measure the subjective things like curb appeal, flow of the floorplan, view out the living room window, or the grating irritation of four barking dogs in the neighbor's back yard.

Learn to study the market and how to evaluate properties on your own. It can take some effort starting out, but you'll soon gain enough knowledge that it can be done quickly.

 Thanks, this is really helpful!

Hello,

I am a newbie in the real estate area and want to ask where to find a potential house for sale information.  I only use Zillow but want to ask is a more comprehensive listing that I can access (for example, which is the preferred source for foreclosure homes).

Also, I want to ask how to estimate the rent for deal analysis. I know that Zillow sometimes has estimates and BiggerPockets has an estimation tool. Other than that, do you know what other tool I can use? Thanks.

Welcome to town! As long as the numbers make sense, it's always a good idea to invest. If you don't mind roommates, house hacking also works. Due to the university, the ordinances are pretty restrictive. In an owner occupied unit, you can have 3 unrelated individuals. Non-ower occupied you're limited to 2.

There are a few of us in town that are here on BP. There is also the Central WI chapter of WiscoREIA that meets at The Bar in Rothschild at 6:30 pm on the third Monday of the month.

Thanks for the information. this is really helpful!

Hello,

I moved to Stevens Point, WI last month and want to start some real estate investment in 3-6 months. My initial thought is to purchase a multi-family home in the UWSP neighborhood. I want to ask if there is any networking opportunity in this area and if you think investing multi-family home now is a good idea. Thanks
