@Justin Ferguson welcome to BP and Alabama! BP is an awesome place to learn so much about RE. If you haven't already, check out the podcasts. Brandon Turner and Joshua Dorkin do a fantastic job of putting them together.

It sounds like you have some great experience already under your belt. I have heard good things about the Birmingham market. I am also working on my RE license, hopefully finishing in the next 1-2 months (mainly with a goal of education, access to MLS, networking, and the ability to do property management in the next couple of years). @Andrea P. sounds like you have some good ideas, unfortunate that more opportunities are not available to you. Tax liens are a subject that I am yet to fully understand as an investment option. Keep on with what works for you!

@Bay H. sorry I am late to the party and it looks like you have been given a wealth of info to mill over. I wanted to second @Brian L. comment regarding considering alternative markets, especially in regards to the Huntsville, AL markets. We have a nice little gem in this area with multiple properties at affordable prices that can cash flow. Quick actual example, 8 unit MF complex, very conservative estimates of 12%+ cap rate with less than $40k down. Cash flow will be around $450s...not the $1500 you are looking for but then again you will only be 12% deep into your $300k. Rinse and repeat and you can see what the potential is for these markets across the country.

@Jake Kellerhals , welcome to BP! This is an amazing resource and is packed with great content. The podcast is superb and just the beginning to the wealth of information you will find here!

Congratulations with your REI thus far! It sounds like you have done very well. I appreciate you sharing your story as it is inspiring to someone like me with a similar start as yours (I turned my first home into a rental property and I am currently completing coursework to sit for the state real estate agent exam).

Paul B., great to see someone else on here from the area! Yes, Huntsville is a very interesting market and I feel like it is a great place to be. I also saw a REIA somewhere, I believe Madison REIA? I have yet to check it out but they seem to have around 150ish members judging from their site. My interest was primarily trying my first rehab (SFH) in the Huntsville and eastern 72 areas (I actually live near Scottsboro), but last night I was searching and found quite a few small multifamily properties that caught my attention, mostly around the Madison and Decatur areas. I am looking to replace my income and build wealth through both short term flips and rental properties. How has your experience been thus far in the Huntsville market? Are your properties SFH or multifamily?

Casey Anderson, great seeing some more people in Alabama on this site, and even more so seeing those with a similar background! How is the Montgomery market? Feel free to give me a shout if you find yourself in the Huntsville area.
