There are lots of good CPAs and Enrolled Agents on Bigger Pockets who work remotely and have clients all over the country. You can just reach out to them and determine which one fits your needs the best.

Some of the inflation might be tempered by demand destruction. So many variables to take into account at this point.

I think people have given good advice here. When it's all said and done, I recommend if she's still hesitant, not be too pushy. Investments come and go, and you might have to wait or explore other options until she is ready.

It seems that with rising oil prices, the potential of stagflation and its impact on real estate might be another factor to consider. It probably won't hit right away, but it could be on the distant horizon.
