Does anyone know of any Real Estate Investors meetups happening in the near future in or close to Far Rockaway, NY or would be interested in helping me create one?

Please let me know if you know of something or if you are interested in helping me create a meetup.

If I were to get an accepted offer on a property and was going to close on it contigent of me getting financing wheter that was through me getting a loan or finding a partner to fund the deal. If I cant get the funding am I able to wholesale the deal to a different investor and if yes does it need to be with the sellers permission?

If I was looking to buy a house that cost 40k is it possible to get a 30 yr loan at 20% down from a bank or mortgage lender and if not what type of loans could I get for this property at 20% down.

@Hai Loc ok good to know as I got a few deals from wholesalers but was missing tons of information

So I just started getting deals through a wholesaler and I was wondering a few things. Is the wholesaler supposed to send you the amount of bedrooms and bathrooms per each unit with the Rental amounts if occupied and market rents if not. Are they supposed to outline the yearly tax and insurance costs. If repairs are needed do they specify what they are. Obviously I know they arent required to do anything just wondering what makes a good wholesaler. Please Advise Thank You
