Thanks for the reply. Is there a requirement that all HUD homes be listed on HUDhomestore. I know of one property in particular that has both a HUD case number and a listing agent; but fails to appear in MLS or HUDhomestore

I know of several properties that have HUD case numbers assigned to them; but are not on MLS or HUDhomestore.com. These are homes that have been already been placed with realtors; but do not have (to my knowledge) have accepted contracts. Has anyone run into this situation before? I am curious to know if there is more inventory out there than the normal channels indicate. Is it usual for HUD foreclosure to never hit MLS?

As a side note, this is a new market for me and I have not purchased anything since 2010.

@Joshua Dorkin. Yes I am thrilled at the great advice given. @Michael Lauther & @James Vermillion I am rather cheap by nature so I don't want to give away 8-11% of my profit margin for someone to manage rentals that have had long term renters in them. I have a lot of family in the area that are real estate savvy and willing to check in on the properties for me as well as a good group of repair people I have worked with in the past. The only part I haven't mastered in long distance land lording is the how to calm the control freak in me. I am only 4 hours away; but not having the ability to just drive by them is killing me lol.

Hi James,

Thanks for the reply. We still have the seven units in FL and am learning the long distance land lording as we go. Most all the of the units have long time renters; but its still an adjustment.
As far as the Charleston market, that is something I am attempting to learn. Now that our long distance move is over and we have settled into our new jobs, I am finally starting to look at the local market and start the process of networking.
I think Goose Creek and North Charleston would be good rental markets as there is a both a USAF and a Navy base (well now they are called joint bases but you know what I mean) within 10 minutes of each other. I am working on gathering more information. Thanks for the positive reply!!!

Hi Everyone!!!

My name is Heather. I have been a long time lurker on BP but never really decided to join the discussion until now. I was a buy and hold investor in FL (7 units) until my fiance (who is in the Navy) and I were transferred to Charleston, SC where we will remain until May 2014. This leaves us with quite the conundrum in our investing goals. Knowing we are moving again in about 20 months, how do we continue forward progress in a new temporary city. Looking to continue lurking, absorbing information and asking questions. If any one else out there is in (or has been) in the same situation I would love to hear form you!!! Thank you to all who participate in BP :)
