Hello BP-

I'm curious if anyone is investing in new construction for rentals. So far, all of my rentals have come from distressed sales and I've followed the BRRRR strategy. However, the market for these types of deals has dried up in my area and it's difficult to find them. I know the overwhelming approach is to find properties that cash flow but has anyone been able to make this work with new construction?

Hi all,

While I consider myself a buy-and-hold investor, I'm curious if it ever makes sense to sell and reinvest. I have four rentals that currently have significant equity due to this market area experiencing strong appreciation growth. I currently have approx 30-50% LTV on three of them and I've considered refinancing to leverage a property and use the proceeds to reinvest or simply sell it and take the equity elsewhere. I realize that a cash-out refi will decrease the cash flow, but taking out the equity provides more buying power to increase the portfolio...OR do I just sell one of the rentals to repurchase? Just not sure if/when the time is right to re-position. Does anyone have a useful analysis/tool to help the decision making process?

Hi All,

I have an applicant that is a subcontractor and wants to use bank statements to verify income.  I'm concerned about the validity of this and I'm curious if anyone else has encountered this situation.  My first instinct it to ask for tax returns.  Any suggestions are greatly appreciated.  Thanks in advance!

Hi BP,

I'm in the process reviewing applications for a SFH and uncertain about the following: Can a married couple that shows more income on the application be considered "more favorable" to me than a singe person that shows the same income as one of the spouses from the other application? Obviously, the combined income totals more for the married couple but I don't know if I have to look at each person "individually." Thanks in advance for any input! - Bill

I've done this three time for rentals and I've had to wait 6 months.

Thanks to everyone for all the great advice.  Update:  I sent my tenant a simple and polite letter that stated the new rent amount (+3%) without any justification, and attached the new lease.  They signed the new lease without any questions.  I plan to continue a straight forward, matter of fact approach and raise rents on an annual basis - just as my property insurance company does.

Hi All-

I'm about to conduct my first rent increase and I'm looking for suggestions on how to create a letter that is polite, yet accomplishes the task.  The tenants are good people but I want to stay reasonably close to market rent .  Does anyone have similar letter they could share?
