Hello BP community,

I'd like to get your opinion on this one. I have a SFH for rent in a family-friendly neighborhood adjacent to a community college. I was contacted by the head basketball coach from the community college and he wants to rent the property for his coach and players. He says that he has scholarship dollars to use for housing and is willing to pay 6 months in advance. My first reaction was to envision a bunch young men treating my property like a dorm room. However, he claims that an adult will be living their and supervising them. This is the first time I've encountered this scenario, so I'd love any feedback as to the pros and cons of this situation. If I proceed, should I require a background check for anyone living in the property that is 18+ years old (players included)?

Post: Personal property left inside of Auction.com property...throw away?

Hi BP Community-

I recently purchased an Auction.com property at the courthouse steps.  When I went inside the home I discovered a lot of "trash and debris" left behind (as seen in a typical foreclosure scenario).  The previous owners apparently gathered up their "valuables" and abandoned the property prior to the sale.  While I don't think remaining contents have much value, I don't want to deal with a lawsuit for throwing away someones stuff.  For those who've dealt with this scenario, please let me know if there are any legalities I need to follow before disposing of the contents.

Hello all- First, I want to say how much I enjoy this community!  I'm so grateful to all for the vast amount of knowledge shared in these forums!

Question:  I'm in the process of screening tenants and want to know if it's okay for a married couple to meet the rental criteria (3x income, etc) as a couple, or should I require them to satisfy the criteria individually? I can't find anything in my states Uniform Residential Landlord Act.  So, I don't know if this is state-specific.  Any help is greatly appreciated.  Thanks! - Bill

Hello all-

I'm in the middle of negotiating with the VA on a foreclosure deal and I'd like to know about any pitfalls that I may be unaware of before making my counter offer. I understand that they don't guarantee the title, but am I able to back out of the deal if I can't get my own title insurance because they're unable to convey a clear title?

Hello-

I'm interested to know if anyone has purchased a property through auction.com.  There are several properties being auctioned in my area, but I want to avoid any pitfalls associated with this type of transaction (title, occupancy, etc).  Any advice would be greatly appreciated!
