Thanks Bjorn. I see from your intro that you are focusing on small multi-family 10-30 units. How did that go? In fact, I am currently reading the book specifically on small multi-family units which has its own uniqueness compare to large units.

If you're looking for equity/ownership, but without "burning much money", you're likely out of luck. You could look into syndication, however even that will require a significant upfront investment in legal and marketing fees.

Hi, I just invested in a single family house in Baltimore. I want to use depreciation to offset some of taxes. My question is, is single family worth the effort to depreciate, considering the cost of doing cost segregation study? How do you weight out the pros and cons?
