[b]Does anyone know of any good property evaluation tools?

I am a new investor and I am looking for a program that I can plug numbers into to see if it looks like a deal worth pursuing.

I am interested in something that would be beneficial for buy hold/ rental

thanks in advance guys.

Btw.I have tried the free spreadsheet that was posted a few years ago but I cant seem to find where my numbers would go in to it.

Hi Josh,

I love the idea of this spread sheet. I know you posted it a long time ago but I am a new investor and I am looking for something like this..only having one issue. The example that was explained above does not even have the fields "acquisition" or loan details section. Do you think you might be able to help me out. I am looking for a basic tool that I might use to screen potential deals...

Example: 100,000 dollar property
loan: 30 fix 20% or 20,000 down
hoa 100 monthly
potential rent of 950
8k rehab, 5k closing

How might I plug this into the spreadsheet given at the top of the page.

My question is this....

If I want to buy a rental property for 100,000, conventional loan, I would need 20% down, how much extra do I need in my account after the 20,000 down for the lender to feel comfortable on average?

Thanks for the welcome Brandon! Actually, Then beginner guide it what introduced me to BP. I signed up after I read it. It is great!

I am interested in buy and hold rental properties. Initially I was interested in purchasing a condo and SFH but the more I study and read about other experiences with condos as well as the latest podcast on BP it seems that condos are not always as favorable as I may have thought. So SFH are on my radar.

Although: Do you guys think that a condo for an initial purchase that generates positive cash flow might still be a good investment to get my "feet wet"? I thought that the tax break, positive cash flow, and development of tenant landlord property management experience might be a good place to start?

Ultimately I would like to own numerous properties that I can have managed by property management

Hi BP!,
My name is Isaac Pokojni and I am a new investor living in Las Vegas Nevada. I currently work in an unrelated field, however I have been excited about getting into real estate investment for a long time. I found bigger pockets randomly in doing research on REI.
I am interested in meeting and connecting with BP members. I am eager to learn and would love to meet investors and experts in my local area. Buy and hold and SFH/ maybe condo are my primary focus.

Anyone have any recommendations for:
Mortgage broker? Do I need one?
Real estate agents?
Real estate attorney?
