I am curious regarding neighborhoods in Atlanta such as Lakewood Heights. Would it be wise to hold on to properties in the area for appreciation or just flip property based on today's market value?

I am sitting on couple of properties that needs to be listed. I wanted to know how other investors have saved money when it comes to listing properties.  For sale by owner doesn't reach broad market. Any other  ideas?

Buford area is good. but its rare to fine homes in low 100s in  a neighborhood. I am trying to meet the one percent rule. but its not happening. So I am trying to focus more closer to the city. 

I am trying to buy rental properties in Fulton County- but I don't know which neighborhoods are decent to do rentals in. There are pockets in atlanta that are good for buy and hold but I just don't know which neighborhoods. . I am looking for Class B and C neighborhoods, and not end up in bad neighborhood area. Any advice would be appreciated. 

I am looking to go at court house steps and want to only bid on high end homes. 500K or above.  I wanted to how to attain attorney's list that are representing these high end homes at auction. Better yet- I wanted to know how to get a list of high end homes at that are coming up for auctions? Any suggestions?

Thanks guys- I appreciate the comments. I have access to funds but I can't find deals to make money off of. so Its just frustrating. 

First and foremost, I am new to BP, and relatively new to real estate as well. I have few rentals, I am just frustrated with Flips. I want to Flip a property but the properties that I get from wholesalers are just exaggerated ARV. Its so frustrating. I don't want to do a big flip because I rather do a small one and get my feet wet before I indulge into something bigger. All day, I search for properties, yet I have yet to land one that I know will profit after rehab. UGHHHHH!
