Hey, as people know i'm a contractor in Wisconsin. Just came across a possible opportunity in the small town of Mayville. I'm Contracting/Consulting a healthcare clinic and the current retail owner does not want to do exterior renovation of only $400 for a 3 year lease. Welcome @Tyeesha Bradley what are you currently doing, and what kind of results do you want to see. Are you Direct mailing to motivated sellers, are you Door Knocking, or Driving for dollars. If so where are you getting your mailing lists? Why are you knocking on the doors, that you choose to knock on? Why are you driving the areas you are.

Hey Justin welcome you came to the right place. The best thing I can do for you is to tell you to type in wholesale or wholesaling in the the BP navigation search because there is a ton of info on this topic. Hope that helps

I'm a GC Here in Wisconsin and I've recently ran into the same situation on one of our own projects. My first question is do you have any sort of gap insurance if so you want to file a claim with your insurance explain the situation to your agent and they will basically go after the other party for you this is the best option for a timely resulation at least as far as your renovation project goes.

Our predicament differed we built a deck and we hired out the drilling of the holes he hit a power line and refused to call his insurance se we called ours we explained the situation our insurance paid everything fairly quickly. They sued the sub for losses and their expense of being involved, and I never paid a deductible

Hope this helps
