I probably qualify as a newbie. I've rehabbed two fourplexes and one SFR. All were in really bad shape, squirrels in attics, mold, city code violations. I've been able to manage each of these without being terribly handy, although I'm not afraid to get my hands dirty. My neighbor who is an ex-city inspector calls me the 'house saver' because he would tear down the kind of rehab jobs I do. It seems to take me about one year to rehab and stabilize a four unit, but the returns have been worth it. I've sold all of them except the SFR.

I primarily work in Oakland now, but would consider branching out if the deal was a good one. What kind of deals are you doing?

Hello all:

I'm an investor and rehabber in northern California. I'm looking to do 4-5 fix and hold deals within the next 12 months. I completed one rehab deal in 2009 and another in 2010. I want to make 2011-2012 even better. I look forward to collaborating with many of you.
