Hello All,

I live in Illinois and am having problems with a tenant  who has lived in a unit of a tri-plex of mine for just a month. I get multiple frantic calls from another tenant in the building at 0430 this morning saying upstairs there's shouting, sounds like things are being thrown etc. On my way to the property she then calls back to say strangers are in the house and one threatened to kill her. The cops were called, the strangers were already gone upon me and the cops arrivals. So, my question is how do I legally use this situation to evict? This is my first major problem with the tenant, but this is obviously unacceptable, I appreciate any advice.

Hey Everybody,

When it comes to organization for my taxes, I am still a complete nightmare and am constantly trying to gather all my data, then organize it etc. I was curious about the different systems other (better) investors use to stay on top of their taxes, expenses, etc. Apps, spreadsheets, where you dump receipts. Just any info. on the systems you guys/gals use to stay on top of it?

I think about this constantly, seems every article is the constant threat of a new tax or increasing taxes.

Hey everybody, just looking for some advice, especially from the Illinois crowd. I just got a quote from Window World Saturday for 23 windows (I bought a Tri-plex to house hack, built in the 1920s. This is for the unit my wife and I will be living in) their prices are set at $323 or $403 per window, and we quoted the better windows for the parts of the house with constant sun exposure at just under $8000. The guy said there is a lifetime warranty on the windows, so I was just wondering if anyone had experience with Window World, or the warranty. The price is high, but it would only take them 2 days, and I supposedly would never have to buy another window for that unit ever again. I appreciate any input.

I think the entire state of Illinois shouldmutiny until new politicians and politics are implemented, until then I'd stop investing in Chicago, once the money finally stops coming in will change actually come.

I've owned my Triplex for two months now and inherited two tenants as well. Luckily one has been solid, but the other one..... Constantly has random people coming in and out. Hallways constantly smell of bad weed, and I did an inspection last week....I almost passed out because the smell of cat piss was so strong. Keep your head up, get em out and move on.
