My experience is a good GC can be great, a bad one can be your worst nightmare.

What advice do you have for creating a partnership for doing Rehabs. I am thinking about trying to put one together here in Austin, Tx. The thought is that four or five people that have jobs but want to be involved in a "fix and flip" could do so at lower risk.

Of course there could be conflicts without some good guide lines to start.

I have never heard of "bird dogging" being illegal, it is just a service. I have looked at a lot of aspects of real estate investing and almost all of them require money. What you have is some time, a desire to learn, and a willingness to work. That puts you in a position to be of value to someone with more experience and access to money.

Jason was "spot on" when he suggested getting out to REIA meeting and getting to know people. The value in real estate investing is in finding the deal. You have to learn what a deal really is and if you find one who wants that type of deal. When you have learned those two areas what you know has real value.

Meet-up at the Randalls Starbucks #2477, 3300 Bee Caves Road (2244), at 10:00 a.m., Wednesday April 9, 2014. Thanks to all that have attended any of our first three meetings and made them a success. Come to the April meeting and help make some decisions for the group moving forward. We will be asking for input about a location for future meetings and whether we should include speakers on the agenda.

Austin is warm again and it is getting close to time for our South Austin group to get together. Wednesday morning at 10:00 a.m. plan to take a break and come have coffee with fellow real estate investors. The meeting is free and open to all (Starbucks might appreciate it if you bought a cup of coffee) so come on down.

Meet-up at the Randalls Starbucks #2477, 3300 Bee Caves Road (2244), at 10:00 a.m., Wednesday March 12, 2014. We have had great discussions at our first two meetings so come and make this an opportunity to meet and network in the South Austin area. The hope is that we can grow this group into one that will help us all meet our real estate goals for 2014 and beyond. Open to all, take a mid-morning break and have a cup of coffee.

I agree with not doing business with relatives. There should be better properties to buy for rentals. If you want to help I would refer her to a good realtor, be there to work on garage sales, packing etc.

My only question would be why would the owner do it. She could sell the property through a realtor, pay closing of about $6,000 and get a lot more than $10,000 out of it. Is she mentally disadvantaged in some way?
