I'd suggest to first study the market, rules and regulations in your city as well as check out Airdna to have an overall picture and decide what is best suited for you and your business. Ideally, more beds would potential have more revenue.
I've tried Guesty as well and wasn't happy. But after switching to Hostaway, I honestly say I love it. Great features and great support. Worth every penny especially if you manage several listings.

Have you tried Schlage Encode? Would answer it better if I have a clear picture of what smart locks were incompatible you've checked out.

I use Hostaway and it is pretty great. Easy to use as well.
Well, I'd suggest investing in property management software to help you automate things like guest communication, the check-in process, and staff messaging such as cleaners and handymen. You could also consider investing in a smart lock as Schlage encode and Minut for noise monitoring. Personally, I use Hostaway and it's great. It helps me automate everything for me, saving time and cost. Hope that helps.

Personally, I would normally get an attorney to make my lease agreements to avoid any risks that may happen.
Well, there are two ways to manage multiple bookings on different platforms. You can use iCal or channel manager/pms to sync your calendar bookings. The issue with iCal is that takes time for bookings to sync across platforms. Although, investing in a PMS especially if you own multiple properties, automatically syncs your bookings across all platforms in a unified calendar. More importantly, no double bookings, and saves time and cost. Personally, I use Hostaway to manage my listings, and help does everything for me.

I also manage a number of vacation rentals and use Hostaway to automate everything plus they provide a website. With that many units and a plan to expand, in my opinion, should be looking to upgrade systems.

Personally, I will look at Myrtle Beach, fastest-growing place and there is something for everyone.
