Joe he just filled out a basic application showing interest  in property I then call them and prescreen them over the phone. @Eddie T. You are right Eddie I normally prescreen them over the phone and then show them the property and make them fill out an application. Thanks.

Thanks for the reply, I haven't met the guy yet it was an initial online application. Tomorrow I'm going to show him the property and start my screening process. I will keep in mind the age, and will verify the income and check his background/ eviction record. Thanks guys for the tips is greatly appreciated.

Hello BP,

I'm in the process of renting the other side of my duplex, and just got through an eviction so I'm more cautious during my screening process. I have a potential tenant that filled out an application and everything seems ok except for the rental references; he claims that he has never lived on his own. He has been living with his mom for the past few years, so I have no previous landlord to call. What do you guys suggest here? Is it to risky?

Hello Jeiby, If it were me I will not use my hard earned money to pay any guru is just not for me. Instead I would be networking in my local REIS and here in biggerpockets. Ask all the questions you have here in the forums and you will find that you will get great advice and tips from the pros here. Like I mention network as much as you can you never know you might find an experience partner. Hope this helps.

Yes, you are correct. He actually just renewed another year lease with me. I'm just going to honor the contract like a colleague or mine suggested and possibly lower the other side to fill it. Thanks

Hello Jordan, thanks for your input. My current tenant is on a month to month and has no intentions of moving anytime soon. If I lower the rents to market I will still cover the expenses and possibly still cash flow if nothing major happens. My current tenant does not complain about the rent at all. He also went through a foreclosure before he rented from me so his credit is not that good.
