I'm also looking for a lender for about $50K.
Can you recommend yours?

Hi All,

How do you find "subject to" and "seller financed" deals?

What are your favorite methods of finding these?

I just closed a $0 upfront refi with MJW for 3.25% two weeks ago, and rates are most likely even lower now.  I liked that as a smaller brokerage they had a good amount of flexibility.

Do they work with out-of-state investors?

I'm pretty sure they don't care what state you're in. I think they're actually out of Michigan and I live and purchased in Indiana. As far as the LLC, I don't think you'll be able to initially finance as an LLC. I had asked Shawn about it and he said he could put me in touch with someone that could help me put it in an LLC after closing.

Thanks. I don't think the bank will like that.

Chemical Bank, I personally used them for a loan. Great experience! Shawn Huss was who I worked with.

Do they work with LLCs and OOS investors?

@Jean Laurin
We are cash buyers so looking to invest up to 70% of ARV into each property.
The intention is to hold for < 1 year and re-sell so we need "decent" tenants.

Hi Everyone,

I'm an OOS investor new to Indy.

I'm looking to invest in a few properties that need small rehabs, then rent and sell them (turn-key). My expected ARV would be around 100-110K.

Which neighborhoods should I be looking at?

Thanks.
