I am a new solo agent that started in March. I have closed 2 deals so far and am struggling to find my next business. I just started doing a daily check list of real estate related tasks but am seeking advice from other agents who have had success.

Right now I mainly focus on cold calling 2-3 hours a day. It has lead to adding leads to my pipeline, but doesn't help me for the now. I feel like I need to meet people face to face to create business that way, but want to know what other think/suggest that I should be adding to my daily real estate routine?

Before beginning, you need to know your "why" in investing in real estate and what goals do you need to accomplish the "why"?  Are you looking for cash flow or appreciation? Do you need the cash flow now or can it wait? What is your appetite for rehab? 

These questions will help you get started in determining what types of markets you should invest in.

My wife and I are thinking about selling our duplex to 1031 into a long distance property but are overwhelmed just at the thought of where to begin.

I have read the book on Long Distance Investing and know I need to build a team, but for those that have done this, where do you start and how did you decide on your market?

Hello All!

My name is Zac and I recently got my license a few months ago. I have already joined a brokerage, have all my necessary tools to do the job and have reached out to my sphere to create business.

I have set aside some money specifically for purchasing leads, but have been unsuccessful with finding one with enough quality for new agents. My questions is, "does anyone know of a good resource to look into for purchasing leads that you have personally used"? I am wondering if this is a good next step other than attending in person meetups.

@Charles Carillo once a potential deal is found, how do you secure it from seller A so that you can find seller B without losing the deal?

I am looking to start Wholesaling out of state and want to get in the game with as little money possible. I have heard from BP podcasts some ways the guests have gotten started, but wanted to hear about people's first hand experiences on here!

Any tips or resources are greatly appreciated!
