What is the best lead source?

Hello All!

My name is Zac and I recently got my license a few months ago. I have already joined a brokerage, have all my necessary tools to do the job and have reached out to my sphere to create business.

I have set aside some money specifically for purchasing leads, but have been unsuccessful with finding one with enough quality for new agents. My questions is, "does anyone know of a good resource to look into for purchasing leads that you have personally used"? I am wondering if this is a good next step other than attending in person meetups.

Don't purchase leads.  Create your own.  Your broker should be teaching you how to do this.  If they aren't doing it, watch some lead generation videos on YouTube.  Leads are everywhere.   Vacant homes in your neighborhood, preforeclosures, out of state landlords, builders, any other kinds of distress on people, probate, divorce, job loss, code violations, water meter cutoff, etc.  If your broker won't help you ask other experienced agents in your office, ask your title company reps, ask your lender reps.  Go back and work orphaned leads from your office....you or your broker can pull a list of previous buyers, let's say from five years back....they can help you cross off the agents who are still there, and you call what is left over, advising you are taking over the account and asking if they plan to move this year.

Think of who is moving this year?  Then you call them, door knock them, link up with them on linked in, do targeted facebook ads to them, send them handwritten notes, invite them to all the open houses you are holding, send them market updates, check and see if they need to lower interest rate with refinance, etc.

Have you called your sphere...that's everyone in your phone, everyone in your facebook, everyone on your Twitter and Instagram feed. No messages, no texts...phone calls. DId you ask them if they are moving this year, next call if they know someone else moving, next call who in their company handles moves...and you call them, next time you ask if there are any vacant homes on their street, next call is if there are any FSBO signs on their street, next call any distressed homes on their street. Easiest people to do business with are the people who know you, love you, want to see you succeed.

After all that then you are branching out to call people in your church, your frat, your schoolmates from grade school, middle school, high school, college....your frat, all the places you used to work, etc.

Don't pay for any of this...that's all free....and better than anything you will pay for.....you can call from 8am to 8pm every day....but only to people who know you and won't turn you in...follow the DNC rules for others.
