I am in contract to buy a duplex in Columbus Ohio (Valleyview area 43204) and I am working on estimating the rehab cost prior to closing. I have an inspection in a few days to get a better idea of the scope of work, but I'm trying to do some due diligence beforehand.

For the exterior the Roof/siding/windows need replaced, and the soffit/fascia/gutters will need some work as well. 

The interior will need new cabinets/countertops, lighting outlets and fixtures, minor drywall repair and patches and paint. Flooring would be covered with click-lock LVP everywhere.The electrical and plumbing appears to be intact, but could need some finishing touches.  

The duplex is quite large at 3200sqft (4br 2ba and 3br 2ba). This is my first large Rehab so all tips, advice, and rough costs are appreciated.

@Daniel Hansen  Do you know approximately how much this typically costs? I apparently have a unique 4 Unit that has a double layer of Fascia and uses 2x10 boards... I am reaching out to multiple companies for quotes, but the first one I got back was 22k (I'm still trying to recover from the initial shock of that one...) Any help would be greatly appreciated. Thanks

I purchased a 4 unit with neglected wood Soffit & Fascia (starting to rot in some areas). Does anyone have suggestions for repairing/replacing this with Vinyl or composite material? I’m looking for something reasonably priced while more durable and lower maintenance. If so what’s the cost to have it done professionally vs DIY (how long/difficult would this project be to remove old boards and install new material? — looking for recommendations.

I have just acquired my first rental property, a 4-plex, and will be updating each unit as the current tenant moves out. The biggest line item in each unit is flooring, currently each unit has carpet in every room except the kitchen and bathroom, which has linoleum sheets. The carpet is gross and will need replacing, and the linoleum is not very appealing so i will be replacing that as well. I have done a lot of research and LVP (Luxury Vinyl Planks) seem like the most economical choice, due to the durability, waterproofing, and stylish options. I have researched quite a few brands and from what I have found, "MSI's Cyrus/Woodland lineup"  from home depot seems to be the best budget option. 

Here are some of the Specifics: 5mm thickness,100% waterproof, Click Style design (Easy DIY Install), 12mil wear layer, and costs between $2.19-$2.60/sqft.  (I also saw the Prescott/Herritage lineup is 6.5mm thick with a 20mm wear layer, but don't know if the upgrade is worth paying $3.30/sqft)

I heard some great things about lifeproof, but the wear layer on their lineup is only 6-8 mils, and costs about $3.00/sqft

I also looked at the Home decorators collection, but they do not come with an attached underlay.

Has anyone ever done through research into LVP brands/lineups and found one that works best for them. Looking to stay at or under $3/sqft. Thanks

I didn’t think about that yet.  Unfortunately the older lady has a lot of stuff (ordered nicely) but it would be a big hassle for her to move IMO.

I’ve got a dilemma and could use some suggestions.

I am closing on a 4 unit at the end of August which is fully occupied on MTM leases. However with my financing I have to live in one of the units (house hack), so I will have to end the lease with one tenant.

Unit 1 4yrs. pays 825 with 4 people living there and one medium-large dog. They are a little messy but seem friendly.

Unit 2 5yrs. pays 800 with one person living there and smells like candles were used to cover marijuana scent. Not very messy and friendly.

Unit 3 8yrs. pays 750 I have not met the tenant, but it’s a mom with two kids. Kitchen was kinda dirty.

Unit 4 33yrs pays 700/month and probably has the largest unit but keeps it the cleanest. It’s a lady in her 70s (not sure her financial picture) but her son visits fairly frequently I am told.

All tenants are fairly long term and paying under market rent ~850. Units 1-3 are friends/family so slight concern that they will all move out if I end lease with one of them but they are all a lower quality tenant than the 4th unit. Tips or suggestions for approaching each unit and bringing up increasing rent to 850 as well as pushing water bill onto tenants? TIA.

Hi, I am in the process of purchasing a 4 unit property in Columbus Ohio and just received a quote from a brokerage company for $400/mo. The rates on the 4 unit are astronomical even compared to what the current owner is paying (about 190/mo). I'm looking for some recommendations on insurance companies or agents for this type of investment property that I could contact.

Post: Dose Roof Maxx Work to extend the life of a roof

I am looking at a property with a roof that is 15 years old. I was searching the web for costs to replace a roof and stumbled across some roof restoration service called Roof Maxx. According to the info i found, some formulated soybean oil is sprayed on your roof to extend the life of your roof by 5 years. Has anyone had this done and can confirm the effectiveness of the treatment?

I am working on assembling my "Core Four" and wanted to see if anyone had suggestions for good lenders to work with. I am looking to buy a small multifamily building with an FHA loan, and house hack it. Are there particular banks that are better/easier to work with, or give slightly better rates/terms. Or does the specific loan officer you are working with make the biggest difference? Thanks in advance for the assistance!
