I have two college student rentals in Tempe. Both 4br/2b near McClintock and Broadway. I picked them up for the low 200k's and with a minor rehab they now rent for about $2,100/mo. ASU student rentals are great for cash flow if you can handle the extra abuse on the houses and young tenants. Let me know if this is something that would interest you.

I am currently in your exact same situation... I am trying to find a new 2-3br house, condo or multiplex in Phoenix to house hack for about a year until my girlfriend returns from school in which at that time we would be the only 2 residents and eventually would like to make the place a rental or Airbnb in about 3 years from now. I currently live in Tempe, however I work in north phoenix now so I have looked at scottsdale, desert ridge, grayhawk, arcadia/biltmore, peoria, and glendale and I'd say my favorite areas thus far are grayhawk and desert ridge. I've been searching for over a week straight and at this point I'm actually considering renting and saving my money for an actual cash-flowing investment. Phoenix is HOT right now and I hate to speculate but I would not be surprised if I go upside down on my new mortgage in 2-3 years from now. I have budget of 300-400k and finding a value add single family, condo or 2/3/4-plex is near impossible at a price point I can stomach. Anyone have any thoughts or comments about this market??

@Account Closed Unless I am mistaken, a FHA 203k "rehab" loan is reserved for owner occupants. In my opinion, it not worth the risk to invest in a rental property using an owner occupied loan. However, if you live in the property for a year while the rehab is taking place, at that time you can decide to move out and make the house a full rental. However, you will need to refinance the property as a investment property if you want to take the loan out of your personal name (not required however). Hope this helps. PM me if you have any more questions. I currently have two 4br/2ba rentals in Tempe. One of them I am currently occupying as I finish the rehab now. Lastly, you would be EXTREMELY lucky to find any property in Tempe that meets the 1% rule but they are out there.

I have 2 College Rental houses in Tempe. They are both 4br/2ba SFHs next door to each other. I do not have much experience small multifamily however I can tell you is that there is a target area that you should try to stay within which is all of the surrounding highways (202 North, 101 East, 60 South, 143 West). You can also venture into South Scottsdale as there are students that do like to rent in that area as well. Most students renting off campus have cars so walking/biking distance to campus is not really necessary. Although these places rent slightly higher they are substantially more expensive to purchase so I feel as through the sweet spot is 2-5 miles from campus.

Students usually like places with a lot of available parking (covered or garage preferred) and pools are liked by many but not all. There is an occupant limit of 3 unrelated individuals in a home, you can get around this by how you write the lease however just know only 3 people will ever be liable on the contract. Students are really BRUTAL on properties so plan on using quite a large portion of the security deposit going towards repairs and expect the house to turn over to to new renters every 1-2 years. However that being said, because of all these factors student rentals collect a premium rent in Tempe.

I have lived in 6 different houses all over Tempe over the past 6 years and I currently own 2 rental properties and am looking to acquire my 3rd this summer. I know the area very well so let me know of any questions you may have. I am always open to meet and talk about my experience as well. Tempe is an awesome area to invest!
