When going in on a deal with a partner that provides all the funding, how would the profit be split?

I’m new to the game and had some questions about scaling with partners. If I were to do long term partnerships, say 5+ years, how do we split profits if its just one investor and I on each deal? Would it be just an easy 50/50, on everything? Like cash flow, equity, tax benefits, etc. or how would that work? Thanks!

From what I have found, 9% seems to be a good target to hit when investing in cash flowing real estate. Then again I don’t have any experience so I could be totally wrong.

I’m trying to learn as much as I can about real estate and something I have started wondering how people find good deals. A good deal to me is a property that cash flows 9%+. I know that most good deals are usually off market but my question is how do you find a motivated seller let alone find a property off market.

I’m 17 and am trying to learn as much as I can about real estate. I see that people buy properties all around the country and I was just wondering how they buy and manage them out of state.
