@Scott Wolf I think it's WAY cheaper. It's only 70,000.00 and has its only canal that you can but a boat in. The house isn't all that 3 bedroom 1 bath 1000 sqft 1965.

My bank said that a 7 arm rate would work very good for me. The rate is 6.8 now and will stay the same for 7 years then it will change every year based on the rates. What is your opinion on this? I already have a house this would be a 2nd home. It's less then 90 miles from my property so they can't use a 2nd house. It's only 65k and the closing cost is over 7k.

@Jason Wray I talked to a different bank and they offered me a 7 arm morage. It works because the rates will be less and I can just refinance and take out the equity. So it's a win win I think.

@Scott Wolf it's for my mom and dad bit I think I found a bank that is offering a 7 arm mortgage. I'm sure the rate will go down in 7 years.

I found a the Golden deal. 1000 sqft house 3 bedroom 1 bath. $70,000.00. The only problem is the bank wants 7,500 on closing cost and 20% down (14,000) payment. I only have 20k. The owner is willing to pay the closing cost but the bank said he can only pay 2% of closing since it's a conventional loan. Should I go to another bank or will all of them be the same? I don't get why it's not working out. It's so cheap! Please let me know what you think. I'm in Florida of that helps.

I'm a licensed building contractors in Florida. I know a older guy who did work with my employer on new construction. He wants to partner up and start working on projects with my license and I just keep up with the paper work. What are your thoughts on this. It's allowed in flordia if I'm involved. I'm not a trusting person tell you the truth.I am sure some one on this forum has seen or experienced this.

@James York Thank you for your response. I dont mind taking the time to write it out. I just dont know what to say. I get the letters my self but they seem so scammy the way they write it. I dont know how to say I want to buy your house without sounding scammy.

Does anyone have a good template for mailing owners of distressed house or property? I can't come up with one on my own.
