I am in the Subto program and would say it is worth every penny! There are a ton of live zooms and past zooms covering all different types of real estate topics. Outside of the education portion the biggest aspect is the network and the community. I have made so many local and long distance friends through this group. As an engineer I am overly analytical and get stuck in analysis paralysis. This program gave me the tools and confidence to jump into it and make significant progress. I have done a bunch of wholesale deals, bought properties, and have gotten the money I paid to join back plus a bunch! In addition, I feel more comfortable in what it takes to build a solid real estate business!

@Edward Hernandez, BP definitely pushes the house hacking strategy and while I haven't done it I can definitely see the merits of it. I know @Loren Polito is very familiar in the area and specializes in multi family properties so he may be a good person to connect with if that's the route you want to look at and may be a great place to start

Hi Edward and welcome! I would not suggest trying to time the market. Analyze deals and when one fits your criteria pull the trigger on it. The best time to invest was 20 years ago, the second best time is now. As for your strategy it depends if you have some capital now or not. Flipping is good but can use some kind of capital. The other option is wholesaling or partnering with someone with capital that you can learn from for flipping. I am looking to get into the San Antonio market so if you need anything feel free to reach out!

Sorry yes you were right originally. I am trying to help find him a buyer for the land. It sounds like I should reach out to commercial brokers and see if they can help him sell the land to an end buyer.

Thanks for the response! That was my thought as well. I would be interested how that relationship would work. I imagine that there are two options. I get under an option contract to help the owner find a buyer and then could take it to a commercial broker then the broker gets a commission finding a buyer. Or I can connect with a broker first and talk to them about the options and connect the broker with the owner.

Hey everyone!

I had a talk with a seller who has two lots adjacent to each other on a main road that is zoned for commercial. He has gone through and done the permitting with the county and apparently all ready for development. He was going to develop it for his own business but the plans have changed. He is looking for a buyer but doesn't have the time to find one. I would like to help him out find someone to buy and develop this land but not sure exactly where to start. Do I give a call to commercial brokers to see if they have any customers looking for this size land or some other strategy? Thanks!

I would recommend reading Avery Carl's book rather than join their class. 90% of the stuff in the class came right out of the book. The other 10% you would get is being able to ask specific questions directly to her and Luke
