@Tom Ott I definitely have a lot of questions! I guess in your opinion are multi family houses more profitable than single family’s? Also would you recommend going more West toward the city? I currently own a single family home in Willoughby that I am debating on selling in the near future.

@Justin P. Yeah most investors are usually worried about their bottom line because their goal is to make money so the cheaper the better. Homeowners are more likely to be worried about the work being done well and being done right without worrying about the cost because they are the ones living in and with the work being done if that makes sense.

Maybe working for investors isn't for you. I am in the construction field and rarely do any work for investors. Why? The exact reason you just explained. There is plenty of money to be made off of residential customers. Either adapt to what the investors needs and learn to do work for cheaper by saving on materials and labor, or stick to the people willing to pay for your quality work.

So I have had a rental property in my name for the past 2 years. When I first went to rent it out I was looking to put it into an LLC, but I had talked to a friend of mine who said you can't transfer the title while you have a mortgage on the property. Now I'm wondering how true this is. Any advice?

I am looking to connect with people in Lake and Geauga county Ohio. If anyone knows of any RE meet ups in this area I would love to start networking in my area!
