@Jamie Engledow Bedbugs as well as roches can either come from the current tenant or the surrounding tenants depending on severity. I have seen residents who buy brand new beds and all of a sudden they have bed bugs. Most leases should have something saying the tenant is responsible for any remediation.

We are looking at a park in Mass. that has good cash flow and all the numbers work. I checked the GIS and it's showing that part of the park is in a floodwaters and the rest is in a FEMA AE 100yr flood plain. Does anyone have experience with having a park in an area like this?

My partner and I are 50/50 partners with me being the sweat equity partner. I do all the maintenance and paperwork for this property. He is my support system since he has experience owing properties.

To make it easier for us we tell everyone you have till midnight on the tenth. Everyone who owes will be sent to the attorney on the 11th. Every tenant, no matter when they moved in, has a rent due date of the 1st.

Hardscaping usually consists of patios or walkways made of pavers or stamped concrete. It can also include walls and planter boxes.

We hand out a "Protect your family from lead" document at the time of application. We have the residents sign this to prove we gave it to them. Most do this at move in but our owners like it this way. At move in we give them the same document attached to the front of the lease - again they sign saying they got it. We also give them Phase 1 and Phase 2 reports showing samples taken and if lead was found. If a repair is needed there is a certain size you can work on with out requiring RRP. But look it up because I believe EPA is like 4 sqft and HUD says 2 sqft but don't quote me on those dimensions. I am not sure about the certificate so I can't help you there but everyone that works for our company has to take the required training.

Ct requires you to pass a 60 hour real estate course with a 70 or higher. Once complete you can take the exam.
