I bought a house in my local area with a decent sized separated garage. I want to turn this garage into a living space and rent it out. I live in Indiana. I’ve contacted a plumber and got a price on installing a bathroom and kitchenette and I’ve contacted the electric company to get a quote on installing a new meter base so I can separate the power from the house so the future tenant can pay his/her electric. I would water. Anyways I didn’t want to hire the plumber until I had a number from the electric company, but I’ve called the electric company 3 times over the last 3 weeks and they keep telling me someone will contact me so we can setup something for them to come out and no one has contacted me still. Am I doing this all in the wrong steps? Is there a reason they won’t call me, like perhaps I need to have an inspection beforehand or something? The electric company won’t say anything when I call them other than “oh that’s odd we’ll renew the request and someone should contact you in 24-48 hours.” Anyways if you need more details ask away and ill answer the best I can. That is if anyone will please give me advice. Thanks!

Post: Potential 3 unit across the street help

Across the street from me is a 3 unit apartment that is starting to need work, and is owned by a man who must be in his 90s. My mother’s boyfriend talks to this man and he says that he wishes he sold the place years ago. I’m so excited by this, but the old man has no where to go I imagine and he also rents a unit out to his grandson and the 3rd unit is also occupied. The area is great and the living space is large I know I can get a great deal here. With all that said I think the only way I’ll get it is if I offer to let him live for free until his death. I think he’s 94 to be exact but he could very well live to be 100+, who knows so should I still go for it? My idea is to offer $10,000 cash and rent the other two units. I would still be cash flowing if I own it free and clear with no mortgage payment. Is it a no brainer here?? Thanks in advance everyone.

Is there anyone “retired” in their 30s? Retired, like not working a w-2 job. Maybe vacationing regularly? I know a lot of people don’t hate their jobs, but I certainly don’t enjoy mine. I know I’m not the only one.
@Brad Mylius Cnc has potential to make good money. I would focus on growing in that aspect.
@Colby Mulry It could be worse.
Is central air a good investment rather than having air conditioning units and floor board heater? How much would the cost run typically? Would it be a waste of capital to replace the old and bring in the new?

Post: Pursuing degree or staying put for Financial Freedom?

I’m 22 years old, and I’m looking for some guidance on my future.. i am 100% in on investing in real estate and I’m saving my money right now. I have $6,000 cash saved so far and at my current job I’m making $20 an hour with no potential at any more raises. I’m so young and I have a fiancé and a 1 year old son that I want to pursue a degree in Software Engineering for a much better paying job and also something I’m more interested in. If I went back to school it would be a struggle because I would have to keep working to support my family, do the college work, and spend time with them. Luckily I’m moving to my mothers in July to cut the majority of my bills out. So my question is should I take the hit and pursue college or stay put with my current wage and save for a multi family house hack and build from there? What would you all do, or what is your experience? Thanks in advance! I’m looking forward to hearing your stories! :)
What did they do?

Ill start off by saying this potential off market deal is for a personal residence.   I was scrolling through the county assessors gps feature looking at land that i would like to live.  i found one that was perfect and i even found out that the owner is my fiances 2nd cousin, who is completely paralyzed from the neck down from a work accident.  this property is 10 acres and it looks like they didnt purchase it and inherited it, im assuming he moved because he obviously cannot tend to 10 acre property, he moved with his family to a place that is more handicap accessible.   I should be able to use this to my advantage to get a good deal, but im not sure how to approach it.  i know i can say that im in a relationship with his cousin and looking to find a first home for our family (we have a one year old son).    i plan on sending him a hand written letter, how should i go about this?   what should i say?     and if this doesnt play out and he doesnt want to sell i will move on with my alternative goal of house hacking.    Thanks for checking this out and reading!!
