Hello Fam,

What is the common name for Real Estate investing groups? Is there a list on BiggerPockets that is sectioned by location? I get notices for Lakewood in other states (not sure how to change this) and not Lakewood CA where I live. Regardless, it’s not super clear how to find all available meetups by location. How should I find the right one for me?

I believe it will cashflow because so many Boca Chica Starship engineers rent from hotels and haven't bought any properties. The program and staffing has to increase to support this and upcoming NASA Starship contracts. You can always make more somewhere else that's booming, but this location may be booming in the future. That's my curiosity of jumping in before the boom really starts. I'd imagine I would miss most booms and buy in after the bubble has already grown. I think there's some merit now outside of my speculation that shows increasing housing demand and SpaceX Starship contracts.

Investment Info:

Single-family residence buy & hold investment in Lakewood.

Purchase price: $852,000
Cash invested: $42,600

My personal home, rent out JADU. PITI = $4520, current JADU studio rent = $1300.
Looking to save up for converting garage into ADU. Out monthly surplus of cash = $2500, so it'll take a while to save up to afford ADU.

What made you interested in investing in this type of deal?

First home desired to become a mid-life adult (30 yr old). JADU already built starts me off with tenants and rent immediately. Has AirBnB potential, but monthly rental also works.

How did you find this deal and how did you negotiate it?

Redfin, used a Realtor

How did you finance this deal?

5% down taken from stock portfolio.

How did you add value to the deal?

None yet, the plan is to convert garage to ADU.

What was the outcome?

Still living in it!

Lessons learned? Challenges?

Still learning, not sure what challenges will ensue.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Sorry I misspelled Brownsville. Boca Chica is where Starships will be built, (East) Brownsville is where the housing may boom I think.

In case you didn't know, SpaceX won the NASA Human Landing System (HLS) $2.9 billion contract. Where will HLS be built? I'm fairly certain it's Boca Chica Texas (next to Brownsville) where the rest of the Starships are being built. Elon continues to push Starbase in Boca Chica to be a future space hub. I don't think there's a huge amount of housing that will meet demand for the future

Since the contract is on hold for now, maybe this is the calm before the housing storm (across the next 5 years?). SpaceX won't stop it's Starship development regardless of contract status - a huge pro of being a private launch company. Would love to debate, learn and seek advice on investing in land, housing in an underdeveloped area that may get it's own little housing boom. Might also be an opportunity to develop turnkeys in that area? Let me know your thoughts! Feel free to shoot this down, it's a moderately speculative post.
