Thoughts on SpaceX's Starbase in Boca Chica, Texas?

In case you didn't know, SpaceX won the NASA Human Landing System (HLS) $2.9 billion contract. Where will HLS be built? I'm fairly certain it's Boca Chica Texas (next to Brownsville) where the rest of the Starships are being built. Elon continues to push Starbase in Boca Chica to be a future space hub. I don't think there's a huge amount of housing that will meet demand for the future

Since the contract is on hold for now, maybe this is the calm before the housing storm (across the next 5 years?). SpaceX won't stop it's Starship development regardless of contract status - a huge pro of being a private launch company. Would love to debate, learn and seek advice on investing in land, housing in an underdeveloped area that may get it's own little housing boom. Might also be an opportunity to develop turnkeys in that area? Let me know your thoughts! Feel free to shoot this down, it's a moderately speculative post.
