So from my experience in 4 different US markets I find Revpar (the revenue for the month divided by the number of days in a month) is a more important variable than occupancy. What I would do, is get an account with Airdna, (welcome to borrow mine, DM me if needs), filter for your area, export the revenue over the past 12 months, calculate the difference between each month i.e. Jan vs. Feb, Feb vs. March etc. and then divide the difference by the first month to get the differential. At that point you know on average how revenue locally changes month by month. Use Airdna to find out how much revenue your property should gross and then use the differentials you just calculated to figure out what revenue should look like month vs month. Experiment by changing the amount in the first month until the total grossed equals your revenue estimate. did that make sense @nicole?

Interesting that you mention the inspection, that's one of the first things we request from any owner who onboards with us. I like the idea of making it yearly.

Definitely invoke Chatgpt and ask based on your area and home type where bookings are coming from

I think it all comes down to who the VR manager is. I'd get legit references, see how many units he/she has, probe them on how they solve problems and on that basis make your decision. It's not black and white, it all comes down to who that person is, their track record and the interview.

Look for demographic data on demand through data providers like Transparent and accentuate pieces of your property that relate to the highest demand demographics. For example, a year and a half ago we received a new property on the beach in Hollywood, FL. She'd been averaging $63000 over the past couple of years and due to increasing costs needed to find a way to generate more revenue. Family groups were the main segment of demand in the area so we added a PS5, next level colorful beach chairs, Nintendo switch, hammocks on the deck, re-staged, retook the photos and increased revenue to $67k in a year that RevPars had decreased for the market

I've been running a vacation rental operation in South Florida for the past 7 years, helping owners drive revenue.

We come across a lot of owners super frustrated with their current manager and the main issue seems to be communication, on top of cleaning/maintenance and lack of attention to detail.

Curious to know what issues other owners are having?

 JT is a great market, been there for three years. Like everywhere else RevPar's are down YOY but we're projecting increases end of 2025. You have investments there?

Hello! There are ways to insure loss of income if that's what you're getting at. I manage over 220 properties and all of them are insured against loss of income. It increased my insurance cost by 21% but we deemed it worth it considering we have properties in FL which is an area susceptible to hurricanes.
