This is incredibly reassuring to hear. As someone just starting out, I know that confidence can feel hard to come by. However, I've always believed that "confidence is built through taking action, especially when facing a fear or challenge." I’ve noticed that my confidence grows with every conversation I have with experienced real estate investors, and even more so each time I take a concrete step forward.

I'm a strong advocate for personal growth and development, and it's great to see that you also view it as essential to success in investing. On that note, if anyone is interested in tools for self-mastery, I highly recommend exploring breathwork—it’s an incredible modality for building mental resilience and focus.

What's the market look like in corpus christi, Texas? Is there potential out there? I know that the new bridge is going to bring in more jobs to the area along with that Tesla Factory. Are there any investors out there?

Areas where there is clear transformations are great areas for finding deals.  These may be the easiest because if they are new constructions or full gut rehabs, you can see what the final product value is, and what these developers are buying at.

It would be a good skillset to have to actually understand renovation and build cost.  Dollar/sqft is effective.  It is what many contractors ballpark their estimates.  You just need to understand what that cost/sqft is based on the type of work needed.   I would est $40/sqft for cosmetic interior renovation, $90/sqft for full gut renovation, $150/sqft for new construction.   If labor is cheaper inyour market,it could be less.

Its also good to know what discount margin buyers are buying your market. In our market is 80%-82% of ARV.

In some markets is low, like 70% ARV.


I recommend finding a good wholesaling guru course, working for someone/partnering with another investor or just having someone you can pester.

That's great, Jamie. My goal is similar. I think finding someone to work with is going to be a great way to build experience and avoid beginner mistakes.

Hey Wholesalers,

I'm a new wholesaler in the Houston area with little experience but lots of drive and motivation to perform. Is JVing on deals a good way to start out in wholesaling and if so do you have any recommendations on a JV deal that makes sense for both parties? I am motivated to drive for dollars if there is a wholesaler that will make calls.

Any advice is great!
