@Connor Hibbs all 2024 purchases. All have existing houses on. Some might not be livable at purchase but 5k still seems cheap unless there is something off with the data.

Been doing some comps in Houston. I'm am running into a lot of properties that the MLS says it sold for less than $5,000 dollars. How could this be possible? Does it mean something I am not understanding? Would this be due to a foreclosure?

This particular property might make for a good house for professors or staff at Delta State if anyone has connections to that school. Its a big house and I dont see if being a student housing rental. But I dont know that market and could be wrong about that.

I have a stunning 5-bedroom, 5-bathroom, 4,300-square-foot single-family home in Cleveland, MS, that I’m looking to sell. The challenge is, I’m not familiar with the local market—or the Mississippi market in general.
Does anyone have insight into the market in this area or know of investors interested in properties in western Mississippi?
(Also, I have to say, spelling “Mississippi” never gets old!)

Thank you all for this great advice. I am going to take it all into consideration and start doing my due diligence. I will be up there this upcoming week and will evaluate what needs to be done and look for a handyman and cleaner that are close by. I’ve been discussing with my dad the idea of converting our cabin in Ruidoso, NM, into an Airbnb. It seems like a great opportunity—it’s located in a charming, small community surrounded by the national forest, just minutes from a major ski resort. Currently, the cabin is only used by our family about three weeks a year, and the rest of the time, it just sits unused.
For context, the property is in my parents’ name, and they’ve owned it for over 15 years, since I was a kid. My primary motivation is to ensure my dad doesn’t have to worry about financial stress after retirement. I’m trying to convince him that listing the cabin on Airbnb could be a great source of passive income.
I wanted to reach out to the BiggerPockets community for advice. Does anyone have experience with running Airbnbs, particularly cabins in forested or remote areas? What steps, resources, or preparations would be essential to make this a successful venture? Any insights would be greatly appreciated!
