Eric, thanks for this advice. I’m hoping I’ll have a more clear idea of how specifically to use the 60k as we get closer but am glad that this modified house hacking strategy makes sense from your perspective as well.

Josh, I appreciate the insight and may well look into the LP route if you have any suggestions. The southern NH idea is primarily based on proximity to family and known resources/contacts for inevitable repairs and contract work.

Jonathan, that’s very encouraging to hear! Will certainly be investigating some professional loans in the near future.

Hey Eric,

Thanks for the quick response! That makes a lot of sense. We’ll both be able to resume work with companies we’d worked with in the past, so the job situation should be pretty concrete. We also have the option to spend a few months staying with family nearby in MA so that we don’t have to buy without being able to see the property, which I’m hoping can give us some additional flexibility.

Hello All,

My wife and I are healthcare providers gradually burning out and looking to diversify our income by entering the world of real estate investing. We presently rent in FL with the plan to relocate home to southern NH and buy our first property.

Assuming we’re able to save roughly $60k for our first home, are there any recommendations on the best applicable mortgage loan product? I researched USDA loans but assume that our joint income would be taken into account and exceed the threshold to qualify. My hope would be to use a loan that would allow us to make the home our primary residence for the lower down payment options, live in it for a year, and then convert it to an investment property/repeat the process.

I’ve done a fair amount of research but understand that actually taking the plunge and doing it is often the hardest part, so any guidance or doses of reality would be much appreciated! Thanks in advance.

Hey All!

Looking for some insight regarding the best way to approach a partnership. A friend and I would like to purchase a property together in order to ease into long-term real estate investing with less of a financial burden.

Neither of us have prior experience but know that a proper contract is essential to making sure all potential future discrepancies have a clear resolution-could anyone suggest a good resource or even template for this kind of situation?

From what I've read, it also seems that an LLC would make the most sense for buy-and-hold. We're planning on starting together but also owning our own properties in the future. Is there an entity that makes the most sense in this kind of scenario? Thank you so much in advance!

My fiancé and I are both in healthcare (PT and nurse) and, after the pandemic, are feeling the burnout and eager to check out alternative ways to make money/achieve financial independence in addition to continuing to treat.

We initially wanted to go the long-term rental route close to home and loved the idea of house hacking, though the current price to enter into this market is currently just too high in our area. The Orlando/Walt Disney World area and the vacations we took there played a major role in keeping our spirits up, and we figure that getting into the STR market here would be a great way to marry our ambition to a place we feel passionate about.

Like many in these forums, we’ve been attempting to take in as much relevant info (podcasts, blogs, vlogs, etc.) as we can in order to fully understand what the buying and subsequent management of one of these properties entails. However, I can’t think of a more effective way than to connect with those who have and currently are practicing and excelling in this market. 

Our current plan involves moving to the central Florida area upon completing a residency in about a year, and then spending 1-2 years there before moving home to raise a family. Would anyone be willing to share any insights, connections, or general advice with a couple of newbies looking to make the most of that window? I’d love to return to New England with at least one established property and the associated experience managing it so that we can continue to scale from out of market. Thanks in advance!
