Post: How to structure flipping a house you don't buy?

I have heard of some home flippers in CA and other areas basically going to homeowners who want to sell, negotiating a sale price, then performing all the updates on their own dime then splitting the profits. Has anyone done this technique? How did it work out? Do you put a lien on the property or how do you protect yourself? Thanks in advance.

I have been house flipping for 3 years mostly high end finished flips in trendy areas of town. Now I'm exploring getting into doing turnkey rentals. I know how to buy, I know how to rehab and I know property managers but where can I get some info on putting bit all together? Is there a book or BP podcast on the subject? I am in Omaha, NE which has a tremendous rental market so I'm eager to learn. TIA

@Grant Viola I have remodeled several homes pre 1930s. I would say all older homes have some uneven floors. You need to look at the foundation and also the beam. If the foundation is bad...it could get very expensive fast. If it is a wooden beam instead of a steel I beam it will sag and settle over time. The beam can be replaced or possibly but it will cost so get a bid before signing anything. Like others have said every situation is different. Just my 2 cents. Good luck.

@Sean M. Always stage a flip to get the most money and fastest sale. You are selling a fantasy and part of the fantasy is the furnishings! Good luck.

I live in Omaha and I have family in St. Louis... Omaha 100%.  St. Louis is one of the most dangerous cities, and Omaha is one of the safest.  St. Louis just has too many problems in my opinion. 

Just want to see if anyone has purchased a house from them.  They are a wholesaler in Michigan and Nebraska.  I am looking to purchase a home in Omaha, Ne.  I just want to get any feedback about them positive or negative.  Thanks in advance.
