It’s more or less a quick glance rough rule of thumb. 150k all in price (purchase & needed repairs) 1500 would be 1%.

It’s a very rough estimate because here in Illinois you could have a 150k purchase price rent be 1500 but numbers wouldn’t work because taxes could be 9k

Rough rule more like a grey line that’s super fuzzy.

Check out policy genius I’ve used them on some rentals and the coverages are the same as the rest being quoted. They also shop every year for a new company for you to find better rates.

If you’re from north side of Chicago look up north in Wisconsin. I stay in touch with some of the markets on south side of Milwaukee. Just be careful the micro markets up there switch in short distances.

The migration is there here in Illinois but, you want to be near your first investment so come up with your exit strategy before you buy. Have a 2 or 4 year exit plan. That macro negative migration in my opinion isn’t going to effect you on a sfr or small multi. Don’t let it be your reason for not jumping in.

An app that may help with the future numbers of knowing PITI is "mortgage payment calculator" very simple and free.

For seller financing what I would do if you can come up with a game plan on a value add or way of getting additional funds within the time period. Ask for a lower apr from him on a 3-5 year term with a balloon at the end. At the end either refi or flip it for more than you bought it from him for.

No, in addition to the podcasts.

Be a sponge, you’ll only gather a few points from every book or audiobook. Podcasts sometimes you’ll get 2-5 good nuggets in with just the one hour show. Plus when they drop they’re social platforms follow them good way to future network.

Check out the app called scribed unlimited audio books, books and snapshots 9.99/month. Much better than audiobook app. Not as many titles as amazon. But I go through two reading books and 2-4 audiobooks a month and I have yet to not find good titles.

I had one accidental rental from a previous relationship. My first official investment was closed 9/30/20.

Stay consistent, make those small deposits daily of time and effort.
