Anyone use RENTCafe for rental market trends? They have a fairly extensive breakdown on there per city search. Just wondering if the data should be trusted? I primarily am using it to find out income to rent ratios.

@Patrick Chafe thanks for bringing this up, I'm currently on the same boat. However my primary residence became my rental 3.5 years ago and been living in my girlfriends house looking to expand to another MFR but my debt to income is looking a little rough. I make good money but I also have a few high ticket expenses. I appreciated the responses you got on here.

@Lauren Hogan I wish I could say I have invested here, we plan on moving as soon as my daughter is off to college or a career. I’ve been looking in my markets (western Chicagoland) however I’ve also been looking at markets down in Tennessee as a place to buy and hold property as moving there eventually is not an if but a when.

Any experienced investors that have weathered a few recessions care to elaborate on this please jump in. I’m looking at purchasing a second investment property (first one was my old primary residence). Just heard some buzz going on about home prices being at their peaks and to expect another downfall shortly. I did some research and found compelling graphs for both angles, that we could remain plateaued for some time or that it could dive down. Anyone have any thoughts on purchasing in the next few months with this possibly coming?
