I would tell the seller to go through it only if they want, but if they prefer not to, then you will take care of it.

I would buy it hoarder house and all. Let me know if you want to unload it to someone.

I have about a $10k marketing budget and really want to commit to PPC or Direct Mail (or cold calling list). I realize I could spend $5k on each, but I don't want to go into both halfway committed and be disappointed that I don't see results from either. It seems with a $10k budget you should be able to commit to one and see results. 

I lean towards PPC, because that means someone is searching rather than me having to mail. I am looking for your wisdom.

My goals are to to acquire one property a month, and then determine to flip it or hold it. I have just begun my marketing/ acquiring strategy. How have you had luck finding your properties?

Also, were the networking groups not beneficial for you, or you just cant get to them consistently?

I'm a little leary of the ones that cost money though. Especially over $20 or so.

I am looking to network with wholesalers in North DFW. I have a construction background and have funds for backing as well as investors. Ultimately, I would like to buy and hold, but will flip in the process.

I have already sent some emails, but what is the best way to network with wholesalers? I am an equal opportunity kind of guy, so the goal is to form win-win relationships where we both come to a fair agreement. 

What's work for everyone to get their deals from reliable wholesalers?

Noob (newbie) Here from Flower Mound/ Highland Village, TX area. I am curious to know what networking groups exist in the areas?

I hope to invest in these areas as well as Denton and Lewisville, TX. Those are preferred but i am open to anything in DFW. I am a former inspector and have good construction knowledge and contacts. I am looking to network and find others for support and possible deals.
