I just finished renovations on a house hack and need a Charlotte NC attorney to draft a room by room lease agreement as well as a purchase and sale contract for future wholesale deals. Looking for recommendations from local investors.

You need to be very clear on your personal goals. Everyone has a different opinion because everyone's situation is different and unique to them! If "I" were in your situation I would forgo using all of my cash for a duplex in favor of a 0% down deal! Renting by the room and either converting to a duplex later (using the cash flow from the previous year) or moving and renting the entire unit as a sfh.

What advice would you give to help a first time house hacker in acquiring their first property in a hot market?

My specific situation I have been on the MLS for months and placed multiple offers nearly always over asking and have not been able to pin a deal yet. I am in Charlotte NC and working with a 3% down conventional loan product that requires appraisal etc. Currently looking at homes in the 150-220k range with a 3br 2 bath minimum.

Is it possible to purchase a deal from a wholesaler using conventional financing?
