Hi BP Family,

Today I was offered a tape of NP notes and I was also offered a single Performing note. I would like to get into notes performing and NP but I really do not know where to start. How do I go about making a purchase? Should I hire a service team to look at them? Should I take them to my attorney and get advice from them? There are a couple good deals on the tape that I would like to proceed with but I just do not know where to start. 

Please, any advice would be greatly appreciated.

Hello,

I am going to look at a property that was just put on the MLS a couple days ago and the agent happens to be the owner as well. It is an 18 unit building in a very fast growing neighborhood and just by doing simple due diligence(50% rule, cap rate ratio) it should be pretty profitable. This will be my first deal and I want to ask the owner the right questions and not get taken advantage of but I do not even know which questions to ask!!!

If anyone has some ideas please share them with me.

HI All,

So I am shopping around for my first deal and find myself wondering if it is better to pay cash for a small (2-5 units) multi-family property and get infinite cash flow or take out a loan for a larger property and create equity. 

Please feel free to share your opinions.

How does someone qualify for a loan if they have bad credit but plenty of capital? Should they get a FHA loan or is it possible to qualify for a conventional loan?

Hi All,

I'm looking to acquire my first Multi-family building (preferably 5-10 units) in the Columbus, Ohio area within the next couple of months but I am not sure where to look for a "good deal". I find my self searching the internet and when I see a property that I like I plug in my numbers and the cash flow just does not seem to be enough. So my question is, where should I be looking for a small apartment building in a good neighborhood that needs some TLC and would generate good cash flow? Should I talk to a Real Estate Agent? Do I try to contact some whole sellers? Is it possible to find a good property online? Please fill free to give any tips and/or advice.
