Thanks for the advice Gerald.  How did you find reliable cleaners and handyman for your area?

My fiance and I are currently looking for a STR in Blue Ridge, GA. While searching we are lining up all the other items needed to have the STR up and running day 1. One of these items is property management. We have been talking to a few property management companies and all of them seem to have astronomically high fees and very tenant friendly management agreements. Is this how all the property management companies are in Blue Ridge? Who are the best property management companies in Blue Ridge?

Christine, how did you only have to put $20,000 down which would equate to a 6.9% down payment?

I am currently looking at purchasing a mountain house that is 100+ miles away from my primary home in Georgia. I have read that for a vacation home you have the ability to only put 10% down instead of 20%. Where I have received conflicting information, is when you want to rent out the vacation home via Air BNB when you are not there. Will lenders only require 10% down for a vacation home in Georgia that will also be a short term rental when I am not there?  Or will they require 20% down?
