@Melanie McDaniel I'm hoping to make game night on the 25th. The meetup will just depend on work. Sadly never know when I will get off work so weeknights can be difficult. See you on the 2nd at the latest haha.

Yea looks like would make a great master bedroom that would be a huge selling point. Would you add a master bath to it? 

Its an unusual addition thats for sure, wasnt integrated into the home. That being said, to me it mostly comes down to how the interior flows with this addition. Is it hard or weird to get to? Does it feel so separate from the rest of the home it wont be used? 

From the exterior view I dont think it will have any effect, more of how it flows with the rest of the home. Especially in the potential buyers eyes.

Nice! Certainly off to a strong start! How did you find the property?

@Amy H. the property is in Portsmouth VA

Its hard to determine much from just one photo. Is the crack all the way through the wall or is it just a parge coat cracking? If just the parge coat then could just be water slowly wicking though the foundation wall. If the crack is all the way through then its a much bigger issue. 

The main thing is figuring out what caused the crack and if it needs repairs or not. If it needs repairs how extensive are those repairs. Best thing to do is find a few companies that specialize in foundations and get them to inspection and give repair estimates if they are needed. Just be careful as those places like to do more and charge more than is really needed.

Lots of good advice on here already, but you could look at getting one or two of the Ring door bell cameras. Fairly cheap but would give that extra sense of security.

-Could tell her to get her own

-Could buy them as a gift to her then she could install them and have to deal with maintaining them

-Buy them and put them in yourself but add as part of the rental contract that she is responsible for the wifi for them and any maintenance on them

Id say consult with a lawyer if you do get involved.
