I'm looking to buy a duplex in the Kansas City area with at least one unit being available within 3 months of today ( 4/25/17).

I have been searching for multi-families for a house hack, but I am a big dog person and  not having a decent yard is a 100% deal breaker. Why is this so uncommon? The logistics of it don't seem that complex to me and people would attract a whole new group of potential renters...Why is this so uncommon?

Thanks for all the replies! The goal for the license is purely  to get access to current and historical data. I'm developing some tools to analyze markets and need access to both. I just wasn't sure if there was one route that'd be easier because I saw each state has different requirements for people who are already licensed in a different state.

I live in Kansas city. What is the better path if you are getting a real estate license in both states? Which one is better to do first? Does it not matter too much? Thanks.

I'm trying to take advantage of those first 4 FHA loans you get when you're starting out. There are two duplexes for sale from the same owner that are next door to each other. I saw a BP video where Brandon T bought a 4 plex that was actually just 4 adjacent single family houses. Is it possible to bundle those two duplexes together under the same loan as a 4-plex? Thanks.

I have been looking for a personal residence in the areas around North Kansas City, Gladstone, to Parkville areas around the $120k to $175k price range. My agent doesn't know the area well and it has been slim pickins to say the least. I just wanted to post here on the small chance someone has something interesting to show me. Thanks!

The area i live is in a crazy high seller's market for single family homes. Am I correct in thinking the small multi family market will be closely related or are they different enough that they can exists in different states of market?
