Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $385,000
Cash invested: $50,000

Duplex close to the beach in Southern Maine. 7 Month lease in in both units for the off season. Weekly rentals on Air BNB during the summer season.

What made you interested in investing in this type of deal?

I knew the area and had lived in town before. I have a hospitality background so i was looking for something that would work for a short term rental as well as a long term rental.

How did you find this deal and how did you negotiate it?

Found this deal on Realtor app. Set up showing and ended up seeing it first. Made offer same day with no contingencies or inspections.

How did you finance this deal?

Bank financing. 30 year loan.

How did you add value to the deal?

Fully updated electrical, plumbing, new roof, landscaping, renovated both units - new kitchens, baths, flooring etc.

What was the outcome?

Doubled rents and triple mortgage payment in summer months.

Lessons learned? Challenges?

Home was built in 1920. Ran into many challenges with un level floors and less than ideal building quality in the addition portion of the house.

Biggest challenge was funding the renovation after an already large down payment to finance. Had a tenant in the first floor unit while renovating the upstairs which helped alot.

Hello BP community! I've been in the commercial property maintenance business for just over six years; hotels to be specific. I've worked in upscale four star boutique properties as well as larger 150+ room branded hotels. I have a vast knowledge and understanding of facility maintenance and repairs. I'm looking for investors in the Southern Maine/ Seacoast New Hampshire area that would like help with ANYTHING having to do with their real estate ventures. Whether it be turning over a unit in your multi family, or assisting In a renovation for a flip. If you have an apartment building you may need a maintenance technician for. @Sean OReilly I too am surprised at the amount of NH investors on the site!  It seems this will be an excellent way to network with my colleagues.  

I learn something new every day in my position at work.  I've undergone 3 major renovations of 105+ room corporate hotels.  I've learned many different trades and skill sets including the bulls**t detector.  

Dealing with contractors and repair technicians is a major part of my job description so I'm hoping this helps me in my pursuit of real estate investing.

@Troy Zfoska I actually just moved from Weare.  I was in a condo on Lake Horace called Collins Landing.  Such a peaceful town.  I enjoyed every minute of living there, and had considered buying the condo as it was a lease to own situation.  Decided otherwise come spring.
