I would also recommend looking for a accountant willing to work with you throughout the year. You want an accountant who can help you strategize and who is responsive when you want to know the consequences of the financial decisions you are making throughout the year.

There are over 20 real estate accountants on this site. Reach out to a few and see who you like. 

You can also ask members of your local real estate investors association for recommendations.

They have a great planning/strategy option if that is all you're looking for. They'll set up a few meetings with you and will come up with a great plan and will give you a PDF document that outlines everything they suggest doing. 

By far the best accountants I've ever worked with. They specialize in working with RE investors only.

Anyone have tips on the best all in one self management software? I am starting out with a 4 unit apartment building, lower commercial space and duplex. The plan is to get that under my belt then continue to build aggressively. I'd like to stick to one software and familiarize myself with it prior to the aggressive build. All in one and optimization is key for me. Any tips?

Hello, I am purchasing a building with 4 residential rentals and a commercial space. There is a duplex on the same parcel of land I am also purchasing. I got an inspection and I am getting a commercial appraisal. Anything else I am missing? Do I need to get specific HVAC guy to inspect, or a roofing guy to inspect and so on. What about a proforma from the seller? This is my first purchase.

Hello everyone, I am closing on my first building and duplex first quarter next year. I am a healthcare professional and run multiple successful private practices. I plan to run my real estate holdings in a similar business fashion to my healthcare practices. I am looking for cloud software to help me manage. I have a good stack of paper copies for every event needed but would like the streamline processes. My healthcare practices, accounting software, and even server is all cloud based so why not rentals? I do not need the accounting aspect as I have a bookkeeper and CPA (we use quickbooks online). I am looking at RentRedi as it comes with my membership here. The acquisition will include 6 residential units and a commercial space. The plan will be to acquire turn key multi-unit properties each year and hold. Cost of the software is less important than functionality. I am looking for the best. Thank you very much for your help!

Hello I am creating SOPs for all processes in terms of managing rental properties. This is anything from screening tenants to moving out procedures. I was wondering if anyone would like to collaborate or has SOPs already? Thanks!
