I'm working with @Avery Carl's crew, The Short Term Shop team, as well. Great experience with this group so far! 

Reason why I posted my question is due to the mixed opinions I've received from investors and BP forums. Some have said that Cosby can do well while others have stated that you want to ideally be 15min or closer to "main attractions" in PF/Gat (e.g. Dollywood, Stampede, Mtn Coaster, etc). I have the same questions about Townsend as well.

Are there any investors in the Pigeon Forge/Gatlinburg arena that have rental properties in Cosby? Cosby can be up to a 30min drive from central attractions in PF/Gatlinburg. Are you cash flowing well? How far from PF/Gat would you consider "too far out to cash flow?"
